What is a property inspection app?+

A property inspection app replaces paper checklists and loose phone photos with a mobile form that records a routine inspection room by room. The inspector records the condition of each room, tests alarms, notes anything the tenant has reported and photographs every issue, and the app turns the visit into a report the landlord can read straight away.

How often should a rental property be inspected?+

There is no single legal frequency. Many landlords and agents carry out a routine inspection every three to six months, with more frequent visits for HMOs or where there are known issues. What matters is that the inspections happen consistently and are recorded properly. In England and Wales a landlord must give the occupier at least 24 hours' written notice before entering to view the condition of the property.

How is this different from an inventory?+

An inventory records the contents and condition of a property at the start and end of a tenancy, for check-in, check-out and deposit decisions. A routine inspection happens during the tenancy, to check the property is being looked after and to catch repairs early.
