There is no single best damp and mould app, because the tools on the market do different jobs. Some are mobile apps for carrying out the inspection in the home, some are reporting tools built for damp surveyors, and one analyses a landlord's repairs data to find homes at risk. Decide first which of those jobs you need done, then compare the tools that do it.
This guide compares Awaab Comply, DampSurvey Pro, AnyInspect, Mobysoft RepairSense, PocketSurvey, Mitti (formerly SafetyCulture) and SiteSurvey. SiteSurvey is our product, so we have kept to what each vendor says about itself on its own website, linked every fact to its source, and said where another tool is the better fit. Every fact was checked on 26 September 2026. Features and prices change, so confirm them with the vendor before you buy.
This is general guidance, not legal advice. No software makes a landlord compliant with Awaab's Law on its own. Compliance depends on investigating and acting within the legal timescales, which is a matter of people and process. The law itself is explained in Awaab's Law: the complete guide.
The Three Kinds of Tool
- Mobile inspection apps: an inspector uses a phone or tablet in the home to record findings, photographs and readings, and a report is produced from them. Awaab Comply, AnyInspect, PocketSurvey, Mitti and SiteSurvey are in this group.
- Surveyor reporting tools: built around the structured technical report a damp surveyor produces, with outputs for different readers. DampSurvey Pro is the clearest example.
- Repairs analytics: software that reads the jobs already logged in a landlord's housing management and repairs systems to find, prioritise and monitor damp and mould cases across the whole stock. Mobysoft RepairSense is in this group. It does not replace the inspection in the home.
Many landlords will need more than one kind: something to find and track cases across the stock, and something to carry out and record each inspection.
How to Choose
- Which job you need done. Inspecting a home, writing a surveyor's report and monitoring a whole stock are different problems.
- Deadline tracking. Awaab's Law sets deadlines of 24 hours, 10 working days, 3 working days and 5 working days, each starting from a specific event. If you want software to count them, check that it does, and check which figures it uses: some product pages still quote 14 and 7 day figures, which are not the timescales in the regulations now in force. The deadlines are set out in Awaab's Law timescales explained.
- The record. Every finding should have a location in the home, a photograph, a date and the name of the person who recorded it. That is the evidence the reasonable steps defence depends on.
- Offline working. Damp is often worst in tower blocks, basements and older stock, which is where phone signal drops out.
- Who writes the report. AI can draft reports from photographs, notes or video, but a competent person still has to check them. Ask how the tool separates what was recorded from what was generated.
- Your own form. Check whether you can change the questions to match your policy, or whether the form is fixed.
- Phase 2. From 30 November 2026 Awaab's Law covers many more hazards than damp and mould. A tool built only for damp and mould may not cover the rest of an inspection.
- Integration. If your cases live in a housing management system, ask how findings get back into it.
- Price and licensing. Some tools charge per user, some per app per user, some per organisation, and some do not publish prices.

Awaab Comply
Awaab Comply is a mobile app for social housing landlords and councils to investigate damp and mould complaints. The inspector captures photographs, measurements and observations with mandatory fields, and AI generates the report on site, so the investigation and report can be done on the same day. It runs on iOS and Android, includes a back-end management system, and says no formal surveying qualifications are needed to use it.
- Best fit: landlords who want a dedicated damp and mould investigation app, used by their own staff, with unlimited users and investigations on one subscription
- Offline: not stated on its site

DampSurvey Pro
DampSurvey Pro is reporting software for damp, mould and timber surveys. It guides the surveyor through a structured investigation and produces branded PDF reports, with separate outputs including a full technical report and a resident summary. It describes structured timescale tracking and record keeping for Awaab's Law, and its top plan adds compliance summaries and Awaab's Law and HHSRS indicators. AI assistance is optional, and the site says surveyor review is always required.
- Best fit: damp surveyors and compliance teams who want a technical damp report with Awaab's Law timescale tracking built in
- Offline: yes, it syncs when back online

AnyInspect
AnyInspect generates inspection reports from video. The inspector records a walkthrough and describes what they see, and the spoken findings are transcribed and organised room by room into a report with a prioritised action plan. Damp and mould is one of several supported inspection types, alongside work such as fire risk assessment.
- Best fit: surveyors and housing teams who want to talk through an inspection on video and have the report drafted for them
- Offline: yes, on iOS, Android and web
- Deadline tracking: not described on its site
- Pricing: Starter £53, Professional £178 and Enterprise £322 per month, all plus VAT
Mobysoft RepairSense
RepairSense is repairs analytics software for UK social landlords. Its damp and mould module reads the jobs already logged in a landlord's housing management and repairs systems, identifies damp and mould cases, prioritises them by severity, flags jobs that have fallen out of due process and shows the damp and mould history of each home. Mobysoft says it works with all major housing management and repairs systems, and can run on its own or within RepairSense.
- Best fit: landlords who need to find, prioritise and monitor damp and mould cases across a whole stock, including homes nobody has reported yet
- Field inspection: not a mobile inspection app; it sits alongside whatever is used in the home
- Pricing: on request
PocketSurvey
PocketSurvey is building surveying software used by surveyors, housing authorities and property managers, with a dedicated damp and mould app among many survey types. Inspectors collect data on site and produce the report on the same device, and it works offline. It runs on iOS, Android, Windows and in a browser, and jobs are tracked with colour-coded statuses.
- Best fit: organisations that want an established surveying product covering damp and mould alongside other housing surveys
- Deadline tracking: not described beyond job status tracking
- Pricing: charged per user per app; Professional apps, which include damp and mould, are £125 plus VAT per user per month, with a first month at £25 plus VAT
Mitti (formerly SafetyCulture)
SafetyCulture has been renamed Mitti. It is a general inspection and operations platform rather than a housing product. Its public library includes free damp and mould inspection templates, but these are community templates that Mitti says it has not verified, and none we saw mentions Awaab's Law. Inspections can be carried out offline on the mobile app.
- Best fit: organisations that already use it for other inspections and want damp and mould on the same platform
- Deadline tracking: not described for Awaab's Law
- Pricing: free plan for up to 10 users; Premium $29 per seat per month, or $24 billed annually, as shown on the pricing page we checked
SiteSurvey
SiteSurvey is a mobile inspection app for iOS and Android with a web portal. For damp and mould it records each finding against the room it is in on a floor plan, using a form you can edit: start from the damp and mould template or describe the form you want and have it built with AI. Photographs are marked up and measured where they are taken, Walk Cam films the whole inspection with live voice notes, and every entry records who captured it and when. It works offline and exports the inspection as a PDF report to base the tenant's written summary on.
What SiteSurvey does not do: it does not track the Awaab's Law deadlines, it does not read your repairs data, and it does not by itself make a landlord compliant. If deadline tracking or stock-wide repairs analytics is what you need, one of the tools above, or your housing management system, is the better fit.
- Best fit: landlords and contractors who want a room by room inspection record they can adapt to their own policy, and that can cover other inspections as Phase 2 widens the hazards in scope

Which Should You Choose?
- If you need to find damp and mould across your stock and see which cases are slipping, look at repairs analytics such as Mobysoft RepairSense.
- If you want the software to count the Awaab's Law deadlines inside the survey tool, DampSurvey Pro describes timescale tracking; otherwise use your housing management system and check how it records each deadline.
- If you want a dedicated damp and mould investigation app for your own staff, compare Awaab Comply, AnyInspect and PocketSurvey.
- If you already run other inspections on a general platform, Mitti or SiteSurvey may let you add damp and mould without another system.
- Whichever you choose, check that the record shows where each finding was, when it was recorded and by whom. The full list is in what records Awaab's Law requires.
