Audit Statement

  • Subject: eight applications available to UK buyers for running recurring inspections against physical assets such as plant, equipment and building systems.
  • Scope: identifying the asset in the field, keeping its inspection history, scheduling repeat inspections, turning defects into work, offline working, plus published pricing and trial terms.
  • Evidence standard: vendor-owned web pages and vendor help centres only. No review sites, directories or press coverage were relied on.
  • Evidence date: all sources were accessed on 3 November 2026, and each finding was checked a second time against its source.
  • Checked by: Lee Moss, 3 November 2026.
  • Declaration of interest: SiteSurvey is our product. It was assessed against the same criteria and evidence standard as the other seven, and its limitations are recorded below.

Looking for SiteSurvey's asset inspection product rather than a market audit? See the asset inspection software page, which has the live form, a completed inspection and a sample report.

Criteria

Each application was assessed against six criteria.

  • C1 Asset identification: can the asset be opened in the field by scanning a QR code, barcode or tag?
  • C2 Asset history: are inspections kept against the asset record, so its history can be reviewed?
  • C3 Scheduling: are repeat inspections scheduled automatically, with due or overdue alerts?
  • C4 Defects to work orders: does a failed item or defect raise an action or work order, and is that automatic?
  • C5 Offline working: does the vendor state the mobile app works without a connection, and with what limits?
  • C6 Commercial terms: published price, billing basis and currency, the plan that includes the features above, free plan and trial terms.

Findings Classification

  • Stated: the vendor's own page states the capability. A link to that page is given.
  • Partly stated: the vendor states part of the criterion; the missing part is recorded.
  • Not stated: no statement was found on the vendor pages reviewed. This is not a finding that the capability is absent. Confirm with the vendor.

Summary of Findings

Prices are as published on 3 November 2026, per user per month unless noted. Five of the eight show US dollars to UK visitors; only Joblogic and SiteSurvey publish prices in pounds.

Limitations

  • Findings reflect vendor statements, not hands-on testing of each application.
  • "Not stated" findings may reflect gaps in vendor marketing pages rather than missing features.
  • Several features sit on higher plans. Where the vendor's pricing page states the plan, it is recorded; UpKeep's automated work orders from failed checks are listed under Enterprise workflow automation, and Fiix's inspection task help article is several years old.
  • Prices change. Mitti, MaintainX, UpKeep and Fiix show US dollar prices to UK visitors; only Mitti states that UK customers are billed in US dollars. UpKeep does not state a billing term.
  • Limble and Asset Panda do not publish prices, and Joblogic publishes only its Standard price, so like-for-like cost comparison is limited.
  • GoAudits, Lumiform, WorkMobile and BigChange were considered and excluded: none had a vendor page stating both asset records and asset lookup by scan. Checkbox and Fulcrum were not assessed.

Conclusions

  • Where defects must turn into work orders automatically, MaintainX (Premium), Limble (Premium+) and Fiix state it, and UpKeep states it with workflow automation listed on Enterprise. Asset Panda creates a ticket from a failed result.
  • Where repeat inspections must be scheduled with past-due alerts, MaintainX and Mitti state due and overdue tracking, and Fiix includes a preventive maintenance scheduler on every plan.
  • For UK contractors maintaining equipment at customer sites, Joblogic is the only vendor reviewed with pound pricing and a UK base, with recurring visits on its Premium plan.
  • For a free starting point, MaintainX, Fiix and Mitti have free plans, each with limits on recurring work, users or assets.
  • SiteSurvey fits teams who want an editable inspection form per asset type, assets located on the floor plan, and surveys and other inspections in the same application. It is not the right choice where inspections must be scheduled automatically or defects must raise work orders.
  • Whichever application is selected, each inspection record should show the asset's ID and location, the check carried out, readings, condition with photographs, defects with action and priority, who inspected and when, and when the next inspection is due.

Frequently Asked Questions

Q.What is the difference between asset inspection software and a CMMS?

A CMMS (computerised maintenance management system) plans and tracks maintenance work orders across assets, and usually includes inspections. Asset inspection software focuses on the inspection itself: the check for each asset type, readings, condition and photographs, kept against the asset. In this audit MaintainX, UpKeep, Limble and Fiix are CMMS platforms; Mitti, Asset Panda and SiteSurvey start from inspections or asset records.

Q.Which asset inspection tools raise work orders from a failed check automatically?

On the vendors' own pages, MaintainX (Premium), Limble (Premium+) and UpKeep (workflow automation, listed on Enterprise) state it, and Fiix states a follow-on work order when an inspection task fails. Asset Panda creates a ticket from a failed result. Mitti actions are raised by the user, and SiteSurvey records defects with remedial action and priority but does not raise work orders.

Q.Which asset inspection tools have published UK prices?

Joblogic publishes Standard from £49 per user a month billed annually, and SiteSurvey publishes £13 Base and £25 The Works per user a month plus VAT. Mitti, MaintainX, UpKeep and Fiix show prices in US dollars. Limble and Asset Panda do not publish prices.

Q.Do these tools work offline?

All eight state some offline working, with limits. MaintainX and Limble include offline mode on their higher plans only, UpKeep on Professional and Enterprise, and Mitti on the mobile app only. Limble's new app cannot scan QR codes offline.

Q.Does asset inspection software make an inspection compliant?

No. Software records the inspection; it does not make the inspector competent. For statutory examinations such as LOLER, HSE says lifting equipment must be thoroughly examined by a competent person every 6 or 12 months depending on its use, or to an examination scheme. The [asset inspection software](/asset-inspection-software/) page covers what the report should contain.
