Boiler commissioning checklist

An installation and commissioning record for a gas boiler. Scan the data plate, record the flue and terminal position, the gas tightness test, working inlet pressure and gas rate, and combustion readings at maximum and minimum rate. Record the system clean, inhibitor and filter, the controls, the carbon monoxide alarm, the Gas Safe notification reference, the Benchmark checklist, the customer demonstration and the warranty registration. Every question is listed below, and you can fill the live form in on this page.

Who gives you a boiler installation certificate?

The Gas Safe registered business that installed the boiler notifies building control through the competent person scheme, and the homeowner then receives a Building Regulations compliance certificate. GOV.UK says a scheme installer gives the certificate within 8 weeks of completion. The installer also completes the Benchmark commissioning checklist, which Benchmark says is a means of meeting the commissioning requirements of Part L.

Every question in the boiler commissioning template

A gas boiler installation and commissioning record: boiler and flue, gas pressure and rate, tightness, combustion at maximum and minimum rate, system cleaning and inhibitor, controls, CO alarm, Gas Safe notification and Benchmark. 4 sections and 56 questions. Follow-up questions and guidance appear only when an answer calls for them, so the person on site never sees the ones that do not apply.

Make it your own: every question is editable

This is a starting point, not a fixed form. Once it is in your SiteSurvey account you can reword any question, add or remove questions, sections and answer options, and add your own logo, so it fits the way your team works and the jobs you do.

  • CheckGas work must be done by a Gas Safe registered engineer under the Gas Safety (Installation and Use) Regulations 1998; regulation 26 requires the installer to check the flue, the combustion air supply, the operating pressure or heat input and the safe operation of the appliance before leaving it. Domestic boilers are installed to BS 6798 and the manufacturer instructions, and combustion is measured with an analyser used to BS 7967.
  • CheckThis is a site record of the commissioning. It supports the Benchmark commissioning checklist and the building regulations notification made through Gas Safe Register; it is not the Benchmark checklist, the Building Regulations compliance certificate or a gas safety record.

Boiler commissioning FAQs

What combustion readings are taken?

The form records CO and the CO/CO2 ratio at maximum and minimum rate. Compare them with the limits in the manufacturer's instructions and record them on the Benchmark commissioning checklist.

Who notifies the installation?

Benchmark says every installation must be notified to building control, directly or through a competent person scheme such as Gas Safe Register, and a Building Regulations compliance certificate is then issued to the homeowner. The form records the notification reference.

Does a new boiler need a carbon monoxide alarm?

In England, Approved Document J (paragraph 3.43) says that where a new or replacement fixed gas appliance, other than one used only for cooking, is installed in a home, a carbon monoxide alarm should be provided in the room where it is located. The form asks and warns if there is none.

Does the warranty need registering?

Warranty terms are set by each manufacturer. Benchmark says installers must install, commission and service in line with the Benchmark checklist for warranty purposes. The form records whether the Benchmark checklist was completed and the warranty registered.

Is this the Benchmark checklist?

No. It is your own site record, with photos and signatures, that sits alongside the Benchmark checklist. The form asks whether Benchmark was completed and whether the customer was shown how to use the boiler and controls.

Who uses this?

Gas Safe registered heating engineers and installers, and housing providers replacing boilers.
