Void property inspection

A void inspection for social and private landlords. Record the keys and meter readings, check the gas safety and electrical inspection dates against the rules for a new tenancy, smoke and carbon monoxide alarms, asbestos and damp, then each room's condition and the works orders with costs and a target re-let date. Each room becomes a space in the project with its photos. Every question is listed below, and you can fill the live form in on this page.

What does a void property inspection check?

A void property inspection checks that the home is secure and the keys are back, records meter readings, checks the gas safety check is within 12 months and the electrical inspection within 5 years, checks landlord-provided electrical equipment, smoke alarms on every storey and carbon monoxide alarms where needed, looks for damp, mould and asbestos risks, records each room's condition and lists the works needed before the home is re-let.

Last updated . Facts checked by the SiteSurvey team on 17 October 2026 against regulation 36 of the Gas Safety (Installation and Use) Regulations 1998, HSE: gas safety checks, who needs them, GOV.UK: electrical safety standards in the private and social rented sectors and GOV.UK: Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022, guidance for landlords and tenants.

For teams

Using the void inspection template for client work?

A printable template works for the odd job. When your team does this every week, SiteSurvey keeps every visit in one place and turns each one into a report you can send.

  • Everyone fills in the same form on their phone, with photos attached to the answer they belong to.
  • Each visit becomes a branded PDF report for the client, with no retyping.
  • Every site, visit and report is kept together in one account, not scattered across email and shared drives.

Every question in the void inspection template

A void property inspection: keys, meter readings, gas and electrical safety dates, smoke and CO alarms, damp and mould, room-by-room condition and the works list to bring the home up to the lettable standard. 5 sections and 54 questions. Follow-up questions and guidance appear only when an answer calls for them, so the person on site never sees the ones that do not apply.

Make it your own: every question is editable

This is a starting point, not a fixed form. Once it is in your SiteSurvey account you can reword any question, add or remove questions, sections and answer options, and add your own logo, so it fits the way your team works and the jobs you do.

Details you only enter once

Add this form to a project in SiteSurvey and it fills in what the project already knows, so nobody on site retypes it and every form on the job uses the same names. Anything filled in can still be changed.

Void inspection FAQs

Does a void need a new gas safety check?

For a new tenancy, each gas appliance and flue must have been checked for safety within the 12 months before the lease starts, and the new tenant given a copy of the record before they move in. HSE says this applies to an empty property too. The form works out the days since the last check and warns when it is over 12 months.

What about the electrical inspection?

In England, private and social landlords must have the electrical installation inspected and tested by a qualified person at least every 5 years, and give a copy of the report to a new tenant before they move in. Social landlords must also have electrical equipment they provide, such as a cooker, checked at least every 5 years. The form warns when the last report is more than 5 years old.

Which alarms are needed?

The Smoke and Carbon Monoxide Alarm (England) Regulations apply to social and private rented homes: at least one smoke alarm on each storey with a room used as living accommodation, and a carbon monoxide alarm in any room used as living accommodation with a fixed combustion appliance, other than a gas cooker. The landlord must check each alarm is in proper working order on the day a new tenancy begins.

How are the works recorded?

Each room gets a condition and the works needed, with photos. The works section lists each order by trade with a priority, before or after re-let, and an estimated cost, and the form adds up the total.

Why check the asbestos register?

Before ordering works that could disturb the fabric of an older home, check the asbestos register so contractors know what is there. The form asks whether it has been checked.

Who uses this?

Housing associations, councils, letting agents and private landlords turning empty homes round for the next tenant.
