Holiday let cleaning FAQs
Does fire safety law apply to holiday lets?
In England, yes, if you charge someone to stay and the property is not occupied as a private dwelling, even for one night. The Regulatory Reform (Fire Safety) Order 2005 applies, and GOV.UK publishes a guide and fire risk assessment checklist for small paying guest accommodation.
Which fire checks should be done at changeover?
GOV.UK's guide says that in self-catering lets, where no staff or owners are present, the weekly and monthly checks should be done at each change of occupancy: testing smoke and heat alarms, and checking exit doors open easily, fire doors close properly and emergency lights or torches work. It also says to keep a record of the tests.
Why photograph each room?
Dated photos of each room after the clean show the condition for the next guests and support any damage claim against the last booking.
Does each room become a space?
Yes. Each room becomes a space in the project with its photos, so the condition history builds up booking by booking.
What about damage and lost property?
Record damage or missing items in the room, and lost property with where it is kept. The form counts the rooms with damage.
Who uses this?
Holiday let and Airbnb hosts, management companies, and changeover cleaning teams.
